Full street address with ZIP code. Verify spelling is correct for accurate searches.
Exact count (e.g., 3 bed / 2 bath). Note half baths separately (2.5 bath = 2 full + 1 half).
Living area only (not garage). Use county records for most accurate data.
Construction year affects value and buyer expectations. Verify from county records.
In acres or square feet. Large lots can add value, especially in suburban areas.
Number of cars (1, 2, 3+). Attached vs detached. Carport counts differently.
In-ground pool? Above ground? Hot tub? Adds value in TX/GA but needs adjustment.
Distressed, average, updated, or renovated? This is the biggest variable in value.
Garbage in = garbage out. If your subject property details are wrong, your entire comp analysis will be wrong. Always verify with county records.
