Our offer process is designed to be fast and transparent:

1. Submit Your Offer: Use the form on any property detail page or email us directly with your offer amount and closing timeline
2. Proof of Funds Review: We'll review your POF to verify funding capability
3. Property Access: Once verified, we'll coordinate a walkthrough or provide additional interior photos
4. Negotiation: We respond to all serious offers within 24 hours
5. Contract Execution: Once terms are agreed, we move to contract and earnest money deposit

Average time from offer to contract: 2-5 business days for qualified buyers

Earnest money deposit (EMD) requirements vary by deal size and buyer profile:

• Standard EMD: $5,000 - $10,000 for most deals
• Higher-value properties: May require $15,000+ EMD
• Repeat buyers: Flexible terms available for established relationships

EMD is typically held in title company escrow and credited toward purchase at closing.

Note: EMD is refundable during inspection period per contract terms. Non-refundable after inspection period expires.

Property access is coordinated after proof of funds verification:

• Initial Photos: Exterior photos available immediately on all listings
• Interior Access: Requires POF submission first (protects seller privacy)
• Walkthrough Scheduling: Available during business hours with 24-48 hour notice
• Contractor Walkthroughs: Allowed after offer acceptance during inspection period
• Occupied Properties: May require additional notice or scheduling coordination

We prioritize serious buyers who have submitted offers or are pre-qualified for walkthroughs.

Acceptable proof of funds documentation includes:

• Bank Statements: Recent (within 30 days) showing liquid funds
• Asset Verification Letter: From your bank or financial institution
• Hard Money Approval: Pre-approval letter from your lender
• Line of Credit: Documentation showing available credit line
• Private Funding Letter: Letter from your funding partner/investor

You may redact account numbers for privacy. We only need to verify sufficient funds for purchase + rehab.

Closing timelines depend on your funding and transaction type:

Yes, all contracts include a due diligence inspection period:

• Standard Period: 7-10 days for inspection and contractor walkthroughs
• Extended Option: 14 days available for complex properties or out-of-state buyers
• What's Included: Full property access, contractor estimates, scope verification
• Earnest Money: Fully refundable during inspection period

After inspection period closes, earnest money becomes non-refundable and you're committed to close (or forfeit EMD).

We encourage thorough due diligence. Better to walk during inspection than have surprises later.

• Buyer List Priority: Registered buyers receive email notifications first
